Commercial Leasing Surveyor
Your new role
Your new role will predominantly focus on the leasing of the organisation's own Commercial Assets in order maximise profit. These range from small retail units up to 50,000 sq ft offices. All properties are located within an hour of the Heathrow office, within the M25.
You will be responsible for proactively marketing of vacant office space to both existing and new clients, and selling the features and benefits of leasing through the business, informing clients of the companies fully serviced operation, including bespoke refurbishments and Facilities Management.
The role will also involve conducting viewings with potential tenants, and negotiating Heads of Terms regarding the length of tenancy, property alterations & potential for sub-lettings. You will also monitor and manage existing leases, assessing existing terms and re-gearing them where necessary.
What you'll need to succeed
In order to succeed in this role you will need an excellent level of written and verbal communication, with strong interpersonal skills, as you will be liaising with agency surveyors, solicitors, and company directors on a regular basis, and will need to act with professionalism at all times.
As this role is heavily geared towards securing leases, you will need a strong knowledge of commercial property leasing and possess a strong background in negotiation, as your performance will be based on your ability to fill vacant office space whilst maintaining desired rates.
Additional experience in Commercial Property acquisitions is ideal as the role may involve assessing and seeking out new investment opportunities as the business looks to increase it's commercial portfolio.
Ideally the successful applicant will be a Member of the Royal Institute of Chartered Surveyors.
